My tenants are always seniors (its all the U allows to live off campus) and leave after one term and I always state in the lease that it does not renew.If you do not collect at least the deposit upfront and the tenant flakes out and doesn't move in as promised you're left with no money in hand to help with recourse.If the parents want to know why they have to sign so far in advance its simply supply and demand.

Hey all,A frustrating situation I (first time residential home buyer) am in;Our inspection came in on a 2 story 1500 sq foot 1920s house(as-is) in Roxborough with 2 major concerns:Basement - Joint rot that was addressed by adding vertical supporting beams towards the end of each joint (but they lack 'snowshowing' at the base and might be advisable to add additional for support)Electric - Knob/tube wiring and 0 grounded outlets through entire the houseThe issue is our inspection doesn't have an estimate, only a recommendation to get an additional specialist inspection for that to obtain an estimate.

@John Mocker thank u soo much I really appreciate the response I need to get it insured fast because it is a condition for my refinance on my current home I will call around tomorrow I just got the conditional loan approval this evening so no actual agents are available I’ve been looking online doing those automated quotes so I’ll keep u posted
