.- LLCs don't provide much anonymity. trusts do a better job at this.- i've heard of investors with a LOT of single-family homes structuring it so they have a few similar properties in each LLC, balancing it every so often so there is about 1m of equity in each LLC.

There are some exceptions that allow for pro-ration such as military orders and change in job location.1031 exchange isn't possible since thats only for investment property. 

@Jonathan RiveraAt the least an OOS investor should go and check out neighborhoods and meet with potential PM's before investing a single dollar.the turnkey concept works for some but more threads on BP talk about missed expectations from the turnkey operators.

While I am still saving money and deciding between moving out there now and "househacking" which would involve a job/career switch or buying as an investment property, I have a trip planned for next week to Nashville.
