Additionally, you must be sure to keep enough cash in the account to pay for all expenses associated with that investment (taxes, insurance, utilities, repairs, capital expenses, etc) as you may not combine your cash outside of your IRA to pay these items.

Since we are buying several of each item (we need 2-3 sets now) and hopefully will be rehabbing 8-12 by year 2/3, has anyone had success negotiating a bulk discount with either the big box brands or with a smaller family owned appliance store or even a retail distributor.

I stopped scrutinizing over details like these a few years ago because by and large I found a far more efficient vehicle to carry my equity. 10% on your money with an investment property shouldn't be a stretch at all even if you're poking around the MLS once you consider all of the ways you're making money holding RE [CF, Appreciation, Equity gain, tax benefits..]
