Most folks I know that do this have a trusted title company that they are loyal customers of that will pull title for them ahead of time, or they know how to investigate title on their own ahead of time as Jay mentioned ... then there are those that don't know that and find out the hard way as mentioned above.

Investigate topics such as business law which encompass the formation of an entity you may decide to operate within, landlord specific laws and guidelines, building permit requirements, lender requirements and the cost of money to name a few.
