So usually an investor will give a short time frame for acceptance and leave it open where they CAN but are NOT OBLIGATED to take a deal if approval finally comes.The opposite can happen in a rising market where the lender intentionally drags out longer to get a better price.

Lower than what I predicted, better than traditional stock markets...OK.And now, everything is hotter, everything is more expensive, and these same investments at these inflated prices are no longer OK. 

Indicators like diverse employment, rising wages, not easy to build (but currently constantly getting easier), housing shortage, low vacancy rates, great climate, etc. point to the high appreciation CA cities having continued long term appreciation (market and rent).I hinted at the state level movement to increase housing.

Make sure you check that the $1500 a month isn't a seasonal rate versus a year round rate.Overall Ocean City is probably the most popular of the South Jersey Beaches but that also leads to price inflation.
