@Michael Langrehr - I am very impressed with the La Crosse market right now.

First impressions count, and if you let them get away with paying late, they always will.

There hasn't been a single person not impressed with how well my units have turned out.Advice I have followed:Paint all of your units, all rooms in every unit, the same color on the interior.

Stay away from Portsmouth (although I have the impression that certain areas rent well).2.

If you let them stay, it shows that you don't intend to enforce every clause of your lease and may give them the impression other terms are unenforceable.

Once I gave them the impression that money was very tight for me but I was still trying to make a good faith effort towards fulfilling their reasonable needs, things did get a lot better.

Much less impressive in comparison.
