I can think of directly investing in buy and hold SFR or MF and Apartments, fix and flip, Syndications, Air BNB/short-term rentals, mobile homes/mobile home parks.

If the owner is getting paid by direct deposit there is information to trace.

Ideally - you would like to have a chat with your advisor when you acquire and sale a property.There are a couple CPA's here on Biggerpockets who you can interview with and see if you would be a good fit.
