I have been purchasing value add apartments for the purpose of capital (or asset) growth.

What you can look at are things like population growth, major employers in the area, etc.

That way you get equity growth on the next Cali cycle but create cash flow elsewhere you cannot easily create there.Downside to refi is you can only tap up to about 75% of the properties value.

Just going to keep an eye on a few factors: my portfolio (growth, possibility of moving beyond "A" neighborhoods with "A" tenants), whether or not I self manage any additional properties as I grow, tax legislation, etc.  

Born and raised in the Borough of Brooklyn, NY, I have had the amazing opportunity to see growth in this city.

I am disappointed with such slow financial growth, and really want to get out of software and do full-time real estate investing.

I really want to keep investment money moving towards growth. 

Professional investors look for markets with strong underlying trends, especially population growth, job growth, and income growth.
