You can certainly revise that, you don't want someone in there that can get by on a grand a month really, GMI of 2800....I'd not go more than 50% as an elderly type might not have nuch at all besides food, medical and utilities,say if they don't drive.

What I mean is that I think if you buy, fix, and manage such a property yourself, you would likely lose money on the investment (maybe a few grand up to say 10), but coming out of it you will have some really great hands on experience that you could apply to make money and apply to your next deal.
