If you're looking to hire out, yellowletters.com and click2mail.com are 2 of the companies I see mentioned in the forums.If you're doing it yourself, it can go from as simple as handwritten letters to something a bit more automated like postcards and printed letters.Best of luck to you!

I asked them why they never respond to my calls and emails about the section 8 people dealing drugs out of the house across the street, with dozens of people living there (every neighbor hates them) but they have time to troll the internet looking for landlords to sign up....Pathetic joke, our government...

Be careful where you try to buy if you want to vacation rental it, the city has a good deal of rules about it now - https://www.bozeman.net/government/planning/short-...I am not an expert but the prices just seem to keep going up and that goes for anything commercial as well, seems like it would be really hard to get in and still make some sort of cashflow at the price you would have to buy in at.

Others have mentioned making sure that your DD is airtight— I’d advise you to do that not just on the tenant side, but also on the property side: there are minimum requirements and property standards that you’ll need to comply with since you’re getting money from the government.
