It could be a lot easier to get 1 loan rather than 6 mortgages and you get the added benefit of having to pay expenses and management on only a single property rather than multiple spread across a wide area.

sounds like a convenient cop-out to me. i'm all for people experimenting like this, especially when it benefits the community. as far as tracking hours, most volunteer organizations already do this. if you're sending them volunteers i'm sure they'd be happy to send you accounting of hours volunteered.

I don't have any good advice to offer yet, but am working on getting the experience necessary to gain some. 

Well if you sell the only way it makes sense is with a 1031 or you'd drop all your hard earned gain for a better return and that's a break even game - no fun for anyone.Cash out refi - watch out in an environment of rising rates.

It is tough to find deals that work turnkey but you can find properties that need work or can be improved to gain better rent.

And the experience I’ve gained is invaluable.

Some have said that the department of labor says it's ok to be in a partnership with your father as long as it's an investment and nobody is taking personal benefit, but that the IRS is the one that doesn't like this.Any thoughts please.

It crosses my mind some days to just sell it but another home would be just as much so not much gain.
