As a seasoned real estate investor in single family buy-and-hold properties, I'm wondering if there's a more passive way to invest in real estate with similar returns.Here's my current strategy: buy an out-of-state property with 25% down, apply the monthly cash flow to paying down the mortgage faster, and have the property free and clear in about 12 years. 

Does the mortgage build equity faster?

We converted to a franchise for a couple of reasons.  1) We knew we would grow faster with the support and recognition of a national brand.  2) National brands tend to sell for a higher price than local brands.  

I have been checking Orlando and their rates on airbnb pre covid and from my research I was expecting the rates to be much higher for the beautiful houses with pool and great amenities.I actually think with rental arbitrage you can build wealth much faster.

I'm interested in expanding faster but I have no interest in larger multi-family buildings. 

Fuel costs, water costs, sewage costs, how much does the store make and what are the costs of running the store, coin operated washer/dryer/showers.

This would ensure that the Lien is recorded properly, and your friend can even order a BPO, simpler and faster than an appraisal to validate the equity, and Title Search could guarantee what liens are present as well.

You can also look into getting some value add property and doing a BRRRR to be able to rinse and repeat at a faster rate.

It is easier and faster.

I would invest in a house hack or a fix and flip for faster cash.
