I am pretty confident about the area and am actually looking to get a second duplex very close to there if the opportunity presents itself.

. $5k in hand, 2 car loans, and a minimum wage job is not going to inspire the bank's confidence that you can make this work. 

One thing you might want to do is to let them know that you will work with their agent, but hoped you could help them move quickly to foster a win-win scenario for their situation.

If investors are looking for a 15-20% return in specific areas and I have something under contract for lets say 10%  I dont think i would have much confidence in selling such property cause it below the norm for what investors are Buying.

If you are going to be making deals, it's important that you be as knowledgable and confident as possible when dealing with established professionals in this or any business.

Some rehabbers only want deals that are similar to deals they have done before but they know those types of deals so well that they will occasionally risk one that looks a bit tight because they are very confident of their costs and abilities to manage the project.
