As currency loses its value and purchasing power, ownership of real property can be a safe haven equaling or even exceeding loss of purchasing power.Another point I'd like to emphasize is that their is substantial difference between various categories of notes; the note universe contains many different investment types and lends itself to many different strategies.

Can I buy a land using self-directed IRA, then build using hard currency loan and finally refinance with a traditional loan when my primary house is sold?

@Melanie Dupuis yes thank you, I most likely will need 2 accountants, the first would be one who is expierenced with foreign exchange and inheritances.

I don't think they are trying to attract investors as realtors.Wholesaling is a foreign concept to many in the retail real estate (brokerage) business.

It means they know everything, want to do everything, and the concept of money is foreign.

A bit risky, but a lot of foreign money is sitting in that market right now with that anticipation!
