Maybe there's a really low one that just closed or foreclosure or pre foreclosure. 

Does anyone have a sample pre-foreclosure letter template that they use to send to homeowners, to start discussion on possibly selling their homes?

I am looking for potential sellers who are in default on their loan but are not in foreclosure yet.

I have an accepted offer and am under contract with the VA here in Delaware (VA Foreclosure).  

My other thought is most may end up in foreclosure since the homeowners won't be able to get more or equal of what they owe on their mortgage.

It's funny, in BedStuy and Bushwick, we see so many pre-foreclosures and many properties that just need a lot of work; so it really leads me to believe that there are deals out there and I just need to keep an open mind and really go on the hunt.
