@Ryan Kelly and @Kris Wong said it well, the goal is to offset the debt service while reaping other rewards (appreciation, debt pay down, low interest rate for owner occupant purchase, fixing it up yourself possibly, etc).  

Opportunity cost is starting to bother me as we have been in a market that people have been rewarded for taking lots of leveraged risk.

The risk vs reward is too great

In my opinion, very rewarding and the best decision ( but i do not know your particulars )I have been in Augusta and Atlanta for over 20 years now.

Some call that tuition, some pay tuition repeatedly, some like to let others pay their tuition and simply reap the rewards.

From an outside view, often the numbers don't work, but when you get creative and bring new opportunity to these small town streets, I think you'll find that it can find it very rewarding for everybody involved.
