Additionally not inspecting or accounting for bigger ticket expenditures like (HVAC, flooring, roof, plumbing, electrical, foundation, and appliances) will reduce your profits the fastest.

@Dave Lloyd has the correct approach, although the general "rule of thumb" on BP is the 50% rule, where you subtract 50% of monthly income to account for expenses.Don't forget to set aside a percentage for CapEx (big ticket repairs).
