Any recommendations of buying agents to work with in the area?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I’m just trying to net work and further my education in the Realestate industry  In addition to the meetups I recommend you start interviewing agents, lenders, handymen, attorney's, architects, attorneys, insurance agents, property managers,... to build your team. 

Do I simply tell my agent to ask theirs how much they owe and how much are their payments to see if it even makes sense for me to pursue it and possibly use it as a rental or is there a way to get make a very strong guess and not bother the agent with those questions before having a strong guess first?

You need to understand if the PMC will be advertising your property on the MLS for other agents to show.

He is an investor/ investor focused agent that can assist you with running the numbers, finding a property and even managing it as well! 

I am a new wholesaler and I have to putting an offer but the listing agent need my proof of fun.

Getting connected with an investor friendly agent who can source deals both on and off the market will help with finding a deal within your budget. 

We were working with our Real Estate Agent to do all the  little things that need to be done to sell a home and trying to coordinate those activities with the tenant.
