I have thought extensively amount my "why" and "how."

The issue is that cement board was more expensive and difficult to work with in its early days than it is now, while greenboard was cheap, easy, and fast, so a lot of bathroom renovation guys took "water-resistant" to mean "waterproof" and extensively used greenboard in conditions when they shouldn't.

This can change if adding more colors, if there is extensive sanding, caulking, and or wood replacement.

@Geoffrey Flowers when I did research it seemed that the 203k loan process was extensive and difficult to close on and would make my offers less competitive considering the closing date.

I have looked at the number extensively but my only concern is what if the after renovation appraisal is lower than expected.

Yes it is already zoned as an RM-1I couldn’t find the original plans of the house though.... it looks like some crazy extensions have been made and I’m not sure they are ‘official’.  

You can find 1% deals in Saskatoon & Regina but they are generally in bad locations or really old homes that need extensive renovations.The property values vs rent ratio is very attractive in Saskatchewan, especially compared to Alberta and BC.

Also, in the city you can send a lease extension 60 days in advance, so you'll have 60 days to rerent in case anyone is moving out!
