Outside of my career, I enjoy running (currently looking for a good group in NYC), exploring this beautiful state, and spending time with my fiancé.

Thanks to BP, I've acquired my first out-of-state turnkey rental in Memphis with minimal difficulty, and probably more to come.But I have another opportunity I wish to explore alongside that.

Anyways, as I've been exploring there are definitely better monthly rent/price ratios 1-2 hours outside of LA (riverside, Bakersfield, etc.) for cash flow.

Why not explore an SBA 504 loan?

I don't feel like I need the 150k right now because I have a good amount of savings that I am not doing anything with anyways (not because I don't want to, just haven't had the time to really explore in depth what I can do investment-wise).What are your thoughts?
