Doesn't matter if the franchisee signed a 20 year lease if they go out in year 3 or 4 you tend to have nothing but an empty store and a mortgage payment.Franchisees have to be underwritten much more carefully than a corporate guarantee.Although with rental increases the BLENDED cap rate return should go up over time the cap rate value of the property will decrease and have to rise up.

Although the cash flow is only mildly positive in the first couple of years, the property value appreciation is large and the positive cash flow gets better year after year as the rents steadily rise.

Long term tenants have been paying under market for a long time and they well know it.The short term tenant is closer to market so the rise is not too bad.
