We are in the final stages but that came to a stop because the we person we are purchasing the property from does not have the deed in their name so obviously its a "A to B, B to C". which is fine we are still getting the property for 600k and the comps on the block are selling for the minimum of 1.2!

I have never pulled out of a committed closing unless I discovered negative information unknown to me at the time of the committment (usually purposefully withheld by the borrower) and have had borrowers close in excess of 90% of the transactions on which they accepted our terms sheet.All of my lending is on commercial properties; perhaps the financing of houses is a different ballgame and different approach is needed.

This scenario (not being able to sell) can be detailed in the note and it may make sense to think about 10 month terms rather than 6 at this stage (June) because of the obvious selling season.

I have seen properties marked down once they reach that stage, and you don't have to negotiate with a bank (just have to outbid other investors sometimes).

I am (like everyone else) looking for REOs and short-sales (with completed BPOs) that can be bought at respectable discounts.Only interested in properties 1995-and newer (will consider packages that have a few outliers from this).Let me know if you are looking to buy property down in this warm part of the country (at ground-zero for the real estate excesses and fallout) - or if you have property that you need to move.I deal mostly on the high-end, and prefer investors who are have $1M+ to invest.
