The schools in the burbs are great with the exception to a few areas.

To be clear:A Listing agent is required by law to submit any Written offer they Receive, on the state approved forms (except as mentioned when instructed bygone seller otherwise).No agent is required to relay a verbal offer. 

There is no corner of real estate investing that this situation has not affected (with maybe the exception of section 8).

I have gotten zero comms from the SBA - the grant $ was simply deposited this past Monday via ACH.Unfortunately however the SBA stopped accepting EIDL requests except for agricultural firms   

If you want to do short-term rentals you must buy oceanfront - no exceptions. 

All of them, without exception funded their deposits with their own money (usually 25% deposits and they borrow the rest from banks).

The process to sell them is very similar to a traditional home except that you will transfer separate title/deeds for the land and home.

COVID didn't seem to slow things down except for the first 3-4 weeks.You can use Mojo to track KPIs.

The exception generally is that larger properties (ie apartments) are usually the only property in a given LLC.

Overall, pretty investor friendly with some exceptions like most areas, but the tourism & hospitality industries are huge down here which is why it has always been a great market for STR investors.
