I was scammed by someone who I thought I had investigated well but later realized too late that they were not to be trusted.

that's what I thought...just wanted to make sure where no restrictions on transference of the property that didn't involve the lenders participation. so basically if they can cure then it's a go...

After restoring it, dealing with Cobb County inspectors, I learned that the building I originally thought was zoned O/I was actually zoned Residential Senior Living.

It seems to me like an easy 3% ish percent equity gain or a way to reduce the loan a little and increase cash flow a bit for almost nothing, that's my thought any way.  

I don't have much experience with partnerships from a REI perspective, but general thoughts:* Make sure you both understand what you are each putting in and getting out of the partnership.
