Perhaps engaging your experienced real estate CPA would be very useful here as well and money well spent.For scenario 6, you will need to look into what other investment options you could do with HELCO proceeds and add those options into the spreadsheet as well.For the sake of it's importance, I will also repeat the following: engage your CPA on this if you do not have extensive experience in underwriting deals and analyzing financials of investment rental property.

Full disclosure - that is not what we have used, but it seems to get the job done.We did take the time to consult a designer on furnishings and got professional pictures, which seems obvious until you look at your competition, and our unit has booked within a week of listing both times that it has been available.

@Michael D Valadez, Unfortunately as you found, the Chicago Zoning Designations are a little odd in that the "3" in the RS-3 Zoning does not at all mean that it allows for 3-Unit residences.
