They might have 1 or 2 employees and the rest is family so it's simple for them to open back up when the economy starts up again.

2)  I believe employers are being offered loans if they continue to pay their employees and there is even an option for the loan to be forgiven?  

Even if they charge low interest rates, if your lender is someone who you personally dislike, you will have a hard time communicating with them and that is going to be a tough one and it will be on you.

That will be tough to convince the seller of but the worst-case scenario is they say no.
