Hard money lenders usually require about 30% down and generally don't lend on buy and holds anyway.

I'm a new landlord  and I'm about to  rent out my first Buy and Hold.  

@Brady LeeFor buy-and-holds, I love the under $100K price point.  

My husband and I are in our first NOMAD home with plans to use this and the conventional way of purchasing several buy and holds, as well as, lease options for some short term options to boost cash for the long term purchases.  

I was convinced by my landlord/friend that buying and holding multi-family's was the way to go, but after reading books and listening to the BP podcast, I find myself open to some of the other real estate investing methods.

The market in Utah is really hot right now & as much as we are trying, we are not finding any buy & hold deals with good enough margins.  

I don't hold little residential properties in LLCs, but I would definitely and do have different entities for different business purposes.
