But why on God's Green Earth would I want to spend $900,000 on a 16 unit, 2 building complex, when I can likely buy 16 units split between 4 buildings locally for less than $400,000?

I have some leeway here and there with guys that I have multiple jobs with and if they start begging me because they can't afford to eat, then that's a different story but you never pay upfront, even with a contract, you pay for the work that is finished.

A similar topic came up in a recent thread.The consensus seems to be that registering rents (with the city) is only required for buildings with more than 4 units, and registering with the state (NJ DCA "green card") is required for 3-unit buildings and larger.
