My goal is to continue earning 10% CoC in buildings that will appreciate substantially by the time I retire (~30 yrs from now).Any advice would be immensely appreciated!

@Jill Barrett start networking with other investors in the UP here on BP via search feature.Ask/pay an agent to generate a list of all the houses in an area you define have sold for cash in the last 12 months - pretty good sign an investor bought it.

Purchase price: $50,000 Cash invested: $30,000 First BRRR property.

My car payment is pretty reasonable ($366/month) so that wasn't in my original plan and eats into my cash for furniture/incidentals. 

The lender that I'm choosing to cash out with requires a 6-month seasoning period.

I am not sure if this is the right place or not but I wanted some input into any obvious issues with my lease option offers to the tenant buyer that earns plenty of income but doesn't have the cash right now and wants to improve credit before purchasing but would like to lock in the price as our market is still struggling with inventory. 

Purchase price: $2,225,000 Cash invested: $350,000 Purchased a 40k sqft ft mixed use building on Main st in Middletown, CT.

In about a month i hit my 6 month seasoning date to be able to do the cash out refi. 

They help with money control, lead to wiser choices, and track cash flow better.

If you have a $1,500 or more spread between cash flow and living expenses, I would consider saving the rest to add to a cushion.
