Back in 2016 and even as recent as summer of 2017, I seen probably 1.5 more or perhaps even double the houses that are on the market now, especially in hot areasTake all of 30314 and parts of 30318 for example, in 2016 there were lots of homes on the market being sold anywhere from the 60k-110k price points...duplexes, turnkey SFHs, 2 and 3 story homes,  SFHs with over 2k sq ft, just about everything...sure they needed work but the bones for most of the homes were decent and with maybe 15k-30k of work, you would have a home that could be priced in the 300ks in the next two or so years.Now, I see maybe 1 or 2 of those in 30314 under the 180k price point that hit the market per month, and then those homes are fought over like sharks over sardines.

I have a low five figure amount saved up but not enough for a standard 20% down on a maui market home.Besides hustling day and night between 3 jobs and waiting to become a journeyman and granted there will still be work in 3-4 years, I didn’t know what path I should start following.Start with a small cheap apartment/condo ($200-$300k) and work with that while waiting for the market to drop, or dive into a single family home.

Hello everyone,Been doing some research on duplexes and the path I want to take with them.

While learning a trade, I'd say figure out a way to house-hack a duplex or tri-plex with your wife to reduce your housing costs. 

Mary, I am selling my duplex because prices are high now. 

We haven't had the duplex long enough to have a vacancyCap rate is unknown, and still relatively new to me in concept.

It's a bedroom community, near the beach, and has a ton of duplex neighborhoods that are nice. 

My question is if my wife bought our house before we got married, and I am not on the mortgage would I be able to buy a duplex on a FHA or 203 loan.

Some people flat out recomend just using Microsoft office.I have two duplexes and have no trouble keeping track of expenses with microsoft excel.
