I knew of a few people that were doing this for disaster relief situations (single container ready for plumbing connections and generator).

I will come back here and periodically give you all an update on how I'm doing each week.Here is a brief summary of what I gathered from the walk-through (applies to both units unless specified):Get paint inspected for lead on the exterior, Repurpose hardwood floors, Replace all windows then board them up, Replace back door (unit 1), Full rehab in bathroom, Fix electrical panel in kitchen, Gut all walls and floor in kitchen down to the studs (unit 2), Repair hole in bedroom ceiling (unit 2), Add appliances and countertops, Replace hot water heaters, Rewire outlets, Add air conditioning unit, Fix plumbing in kitchen and bathroom, Paint entire house inside/out, Work on Landscape in the back, clean roof and gutters, add down spouts for gutters, add gas meters, and gut and redo the small balcony off the kitchen.I would appreciate it very much if you seasoned investors will give me your input, suggestions/advice, and comments.

Victor N. ...I purchased many properties without utilities on, but estimated repair cost for (plumbing, electrical, HVAC)..With a great deal, most of those items in SFR are not deal breakers for me...I perform my own inspections, but my handyman meets me at the property to inspect roof/under house/attic.

No lead paint, galvanized plumbing, or master meter nonsense.

Or you do any plumbing at all they will want it all done up to code with the proper venting and cleanouts.

Hi,A week ago one of the houses I own had a plumbing issue at 1:00 am.

If lower unit tenant still gets water, you know theres a plumbing leak or a roof leak making its way down there. 

Needs: New roof; possible foundation work (needs engineers report); possible plumbing work (old copper pipes); possible HVAC (has gas central heat and window ACs, would need central air, but seller may be in the process of updating) complete indoor rehab including floors; counters; light fixtures, refinishing cabinets; painting or otherwise fixing wood paneling.

Willing to coordinate and hold subs accountable (electric/plumbing/etc.).

There is so much work that would have to be done in the basement (moving and framing for so much mechanicals, reworking plumbing and etc) it just might be easier to add 2 story garage.
