What I ask for is three years of revenues and expenses (backed up by tax returns), full property disclosure, history of repairs for time of ownership, and copies of current leases.Definitely do the inspection, if you have a realtor ask them what you should specifically have inspected in your area, if you don't have a realtor ask your inspector.

The reason behind this is you are licensed by the state and in order for the public to have continued trust and confidence in licensees they mandate agents present an agency disclosure upon "first substantial contact with potential client".

Anyways I go to check everything realtor handed me (no seller disclosure was ever sent) and sure enough as is was not anywhere to be found on listing or otherwise.

I estimated it will need 35 days to finish which is with $7000, please permit fee $1000 total. it comes up roughly $35k.right now, I am having some thoughts and concerns.1) the area is with a few break in for the staged properties, I am taking a risk of lossing the appliances and I heard after the break in, the realtor has to put that to the disclosure which might decrease the property value.2) I need to replace the dead tree of the public sidewalk, which I called many times to the city and no return calls, I plan to go to their office in the coming week.3)the dirt level too high under the crawlspace, I might need to have someone to dig out the dirt. currently it only has 6 to 8" on some areas.

I understand if they ask you or inform you of the law and you lie then that's fraud; however it's none of their business that I'll make money if I do it legally.It isn't automatically fraud, and to be honest, I can't say for sure that it ever is, but it is a gray area at best, and most of the gray area can be eliminated with proper disclosure.
