Assuming it will be a rental, many lenders will count that differently because it will be tenanted so they won't balk as much at your DTI.

Conventional lenders will look at DTI, you also probably want a lender that can count rental income right away towards dti.

@Wayne Brooks I was under the impression that the change made 2-3 years ago was that buying in a single member llc counts for seasoning so you don't have to wait an extra six months after moving a property to your personal name to do a refi.

I can count how many times I've said, "rehab shouldn't cost more than $X" and been wrong, but it would take me two hands. ;-) All that to say, delays, hidden problems, and cost-overruns are common in older, cheaper houses.
