You're already winning in the fact that she's not getting mad at you or trying to stop you.I think results for most people is what gets them excited. 

But with COVID, a lot slowed or stopped lending, and/or have much more conservative lending standards. 

The state where I live is pushing to stop evictions for the rest of the year.

I've stopped using Craigslist, as it's garbage.

It has to be repaid if you ever sell those properties - again unless you do a 1031.So I too am a firm believer in not flipping property unless you are needing the cash from your flipping business to live on ( or the occasional fun project lands at your door stop).  

Personally I would just pull out the 10% keep 90% in stop contributing to it and start putting everything else into Real Estate. 

Of course, that doesn't eliminate the need to run the numbers and weigh your personal risks but if you can take the risk, have the funding and find a deal, what's stopping you?! 

You should definitely understand anything that you invest in, so never stop learning and growing because that will only benefit you in the end.
