I have a unit where 3 people are on the same lease, and there was damage in one of the tenant's bedrooms.

The septic system needs to be replaced because of the water table in our location and the damaged drain field.

Hi Katrina, the numbers seem to work, and I also invest in college towns in Michigan and I like the income... let me know why your hesitating, I see your in Maryland, maybe the distance is causing you concern.  

Check with a lawyer, but I believe if you do that immediately on taking posession you won't be liable for rent paid on an illegal unit.From sfrb.orgDemolition or permanent removal of the unit from housing use is a "just cause" for eviction under the Rent Ordinance.

Any idea what caused the stain?  

I personally love animals, but am hesitant to allow them in my future rentals because of damages, liability, noise, etc...  

This year there was a big adjustment in our area which caused a $1100 jump in our property taxes.

It happens frequently, can cause some bad feelings, but ultimately no one involved committed a felony level offense.  

Also, I have no idea how much damage pet can do as I have no pets myself, so are these pet rates enough?

I don't really have any evidence that they new about the leaks accept that I noticed the leaks for the first time after there was heavy rain within 2 months of buying the house, but now 11 months have passed since I purchased the house.If I was going to go forward with this I would just get a quote from a contractor on how much it would cost to fix it and bring that to court as the amount that I want to collect in damages.
