Shouldn't take you a couple of hours to setup and then you can focus on social.

Sometimes it gets people off their bark-a-lounger and involved but many times people spend the money only to find out they need one on one help through a couple of transactions to have the knowledge and confidence to actually be successful.

This will be my first 1031 exchange and I had a couple of questions for those who have done this before:- My title exchange company said that for the 1031 exchange, I need to also roll in the money I originally put down on this property (when I purchased it as a primary residence). 

Currently I have a 100% LTV HELOC on my primary through a local credit union at prime + 2%, which is a heck of a lot better than hard money rates (which I also have a couple hard money loans currently).

Have a couple deals that could be brewing - but haven't gotten one quite yet (about 2 months into my cold call team).MLS - it's tough.
