@Mark DeLorenzo I agree with @Chris Mason that ultimately it depends on the appraisal and that can’t be known until you actually pay for the appraisal. 

Then you go back and. do a more accurate rehab analysis once you got more info.Have you heard/agree of this method?

If the investor needs more security before investing, attempt to find a tenant who can agree to lease for higher end amount based on comps once the repairs are done, then sell 1/2 to investor now that you have Letter of Intent from tenant.
