You should consult with an attorney in NJ who specializes in LL-T law. 

If it is not completed by a certain date or certain cost etc. then you can take over the project.

So if the project cost is 170k including purchase and rehab and you can get 180k value after then does not work as a fix and flip.As a rental, let's say you have a 30 year DSCr with a loan amount (180k x 80%) 144,000.

I went into the course assuming I was paying $10k for a streamlined acquisitions process but what i got was two days of narcissistic self-aggrandizing guru garbage, a “mind map” that looks like it was thrown together, 34 “strategies” that can be found for free on BiggerPockets sprinkled with juuuuuust enough guru gimmick word vomit and hand waving to impress the eager and inexperienced, several of which were repulsive and absolutely predatory..Instructing students who get their offers turned down by a seller to walk out of the appointment, get in their car and blast out the property out to cash buyers anyway..  

Based on that you decide if you are going to use free marketing methods, or paid marketing

I ask because if it were bought 8/22 and it just sold , thats almost 1 year . even if you did minimal improvements and had minimal carrying costs , plus real estate commissions , that doesnt sound like swift profits .This almost sounds like an ad for Brittany Scandra I am very familar with Pasadena
