After a year or two, continue the process with another purchase, and keep going from there.I see quite a number of extremely low priced multifamily homes in small towns, mostly in the south or midwest, that rent for a massive premium over what a mortgage would be (assuming I didn't just pay in cash).These are usually located in small town America, although with a college or military base nearby that brings in a steady stream of renters.

I don't see any use for LLC or S corp, it seems they are double taxing you, the corporate tax and personal income tax.

@Nate B.If I make the assumption the storage facility is operated as a business (StoreUSelf.com) under an LLC/corporation, the the contracts would be between the tenants and the company.Are you buying the asset or the business (as a going concern)?

Thanks all of you, this certainly is a friendly and welcoming community.You are correct Jared, Vancouver is an extremely expensive market to own and live in, and my wife and I are actually considering moving away if we can just get enough of a head start in real estate that I can quit my daily grind job as a contractor.I am working with my father who has already set up our legal and corporate structure.
