Is the ROI or equity gain favorable to convert the garage into a small one bedroom?

I've been listening to bigger pockets for a couple of years now and I'm just now about to finish converting my garage and 1bdrm into a JRADU.

We replaced the kitchen and the bathrooms, converted a large addition into a 4th bedroom and added all new finishes.

You made a really good move by house hacking your first primary residence.I just got done with converting my garage into a ADU for rental.

Hello,Wondering if any of you investors who flip MH's on land for cash or on owning financing/rent to own go to the trouble/expense of converting them to a permanent foundation if they are currently not on one. 

What I have concluded so far is that converting existing sqft into an ADU is more cost effective.

From a pure return on investment, if it costs you $100k to convert (this is probably light), and you can get $1,000/mo, you are only making a 12% return on investment.
