In August 2020, I took on what seemed like a great deal—a three-family property in Manchester.

Existing security deposits are unaffected here, but we are no longer allowed to collect more than one month's rent in deposits and fees. 

I am thinking of house hacking through the use of an ADU since I live in a more expensive area than most.

I looked up the owners, they live in SoCal a few thousand miles away.

Some of my rentals are grandfathered in, but are in areas where re-building would no longer be permitted. 

What thoughts does everyone have regarding buying a long term rental in a new build neighborhood?
