@Jess Carr when you are represented by the Seller's Broker it becomes a Dual Agency where they have to look out for the best interest of both clients while maintaining confidence for each side.

This I am less certain in the short term than I am for the rent appreciation but in the long term I am very confident it will exceed 2% and feel that at 3% this would still be significantly below historical average for the cities that I listed.buy n hold is a long term play.
