Per this article from a couple years ago, it sounds like most renters insurance covers their animals and damage their animal may do to person or property, but you need to confirm that have it to protect yourself.And as @John Lenhart mentioned, adding rules and fees to keep common areas clean and tidy are well worth it.

Cat allergies are generally more common/severe, and the urine can ruin a place.

@Mitch Messer  People's reaction will vary, but it doesn't help if all they are doing is sitting at home watching the news who continue to report on anything about the coronavirus and nothing else. 

That way you will be ready to go (and hopefully avoid common missteps) as soon as you have cash to invest. 

Anyone who doesn't have the common sense required to keep their tenants safe from death ought not be in this business.Go pour yourself that bourbon and think that last statement over.Maybe you should get evicted from this business before you kill someone.

In most parts of the Baltimore metro area the water bill must remain in the name of the owner.It is common for tenants to pay the water bill, but is the owner's responsibility to collect water reimbursements. 

Only those who likely have the virus are being tested, so the percentages are falsely high.I believe that the fallout from this will be horrible, with high losses of our elders, panic causing shortages, and knee jerk reactions in the financial world.
