What a few investors are doing here in the Jonesboro area is getting properties with a "subject to appraisal" and are able to purchase homes with no money down as long as they are able to put up a form of collateral.

Obtaining 100% all from a lender on a commercial purchase is non-existant, without additional collateral..Basically, can't borrow all the money, but you can have partners in a deal.

Banks generally are not going to want to lend for investment property with you below 680, and you really want to be 700+.Apart from the small loan size, banks just don't want to have $10-30k homes as collateral.
