Don't sand without lead protection (read this as DIY should not sand paint). 2) For the trim that is chipped, see if you can live without it..for example, do you need picture rail molding?

Hi, In a sub-2, you are "assuming" the existing mortgage(s) and the seller's equity, difference in the unpaid mortgage balance and the sale price is paid in cash or, if not all paid in cash then financed on top of the mortgage assumed.So you can't have excess funds really unless it is agreed that the underlying loan is to be reduced.
