I come from a civil-engineering family & saw first hand how houses are built fairly quickly if the project is managed properly.

To avoid this, go to an expert (land use/business litigation)  who is experienced such that they will tell you that they don't  need any research time, but they already know the info you need.  

Another is the reality that as an individual landowner you would be a more attractive target in my view for potential litigation.

If done correctly, this will provide a "level" of protection for your personal assets in case of litigation.However, litigation is something you wanted to protect yourself from.
