I don't need/want my insurance company to be involved in every minor defect the house goes through, I just need the insurance to cover catastrophic loss like a fire taking the entire building.Of course I also don't live in areas that are prone to hail, flooding, tornados, or any other dramatic weather conditions.

Goal.This home sits on a .23 acres zoned residential with the option of changing the conditional use permit to multi-family.

Roofs are expensive, but a house with a new roof and AC in 5 years is likely worth more than a house with those components in poor condition today.

I've been keeping track over the last several weeks of what properties are coming up, where they are located, general condition, bed/bath count etc and the price they are renting for. 

Or is the plaster is bad condition already?

I don’t think we have ever offered more than $10k for any place there no matter the condition.

Last week, they proposed a 2-year contract with the same terms and conditions we have been working with the last 3 months.

The siding is asbestos and is in decent condition but has some small replacement pieces here and there.

Down the road you’ll get an inspection but to make sure you don’t waste your time and money - verify the age and condition of the big ticket items - roof, HVAC, plumbing, wiring - those capex items.
