Properties across the street, that may even be the same size, could be worthless as a comp...but a property 6 blocks away may be better....and not because it makes your property look better.First, don't bother analyzing properties...analyze markets, to find micro-markets.Second, understand that "time on market" isn't measured from the time the property was first listed, to the time it says it was "sold".
