Positive cash flow on your own home is sweet!

I don't necessarily have the funds needed to secure even a cheap house but I have a pretty keen intellect, and I know there are options for folks in the same position as me.My real estate agent keeps stating she needs a pre-approval letter, then I have to fill out a bunch of paperwork and basically I'm obligating myself to buy.

If you're an insider, especially from the beginning, you're an integral part of the plan.So, your best position is the guy who everyone sees as the solution guy, who has the money, hires the attorney, calls the shots, etc.I do not have control issues (as long as people do things my way on my timeline, etc.).

I've heard similar accounts from other military friends that own property in Colorado Springs, they're seeing the positive effects of the strong market.

Im not exactly in a position to do any direct mailers because of the cost and I know driving for dollars is a great way to find properties without putting much money into it but is there anything else you would recommend?

I would not be in a position to be a problem solver or a landlord.
