Ideally I would like a minimal rehab project and am open to the larger Charlotte area (Gastonia, Rock Hill, etc).My ultimate goal is to master the BRRR strategy and build a long term rental portfolio.

Why I would suggest you do it: Hiring a tax professional short cuts many people in building wealth as they often learn strategies from these folks that turn up the heat on their investing strategies.

I just dont think it's a great investment strategy.

I don't have much to add other than running numbers from a few different standpoints such as, realistic, and very conservative, to what seems like may be a stretch, I like it because you get a range of numbers and if none of them work, it answers a lot of questions, if some work you may have to do more research or be creative in other areas such as financing or strategy.

But, I would encourage you to also think strategically about how to maximize the "hack" part of the house hacking strategy.

I've been working my way through different institutions and this seems to be a strategy that isn't generally accepted if the loan is in excess of my DTI. 

I'm looking to invest with an acquaintance who is also connected to the builder, purchasing a large piece of land that is plotted for 8 homes in a very lucrative area with an exit strategy of build to sell. 

I live in Northern VA and looked into investing in the Shenandoah area but the regulations didn’t fit the strategy 

I am familiar with the that strategy, but it’s not something we want to do at this stage in our lives.
